A converted garage makes a good workroom because it is already on the property and usually has a slab and a roof in workable shape. People in Simi Valley turn theirs into offices for remote work, music or podcast rooms, art studios, sewing rooms and home gyms.

None of those uses include a kitchen or a separate household, so the project is permitted as a change to your house rather than as an ADU. That keeps the scope on comfort, daylight, sound and power.

Design points that matter in a workroom

Each of these shows up in the permit drawings and is inspected with the rest of the work:

  • Daylight: the old garage door wall is the natural place for a large window.
  • Sound: music and recording rooms want dense, insulated walls, a solid door and a treated ceiling.
  • Power and data: place the desk, equipment and lighting before the walls are closed.
  • Temperature: a garage holds summer heat, so insulation and a heating and cooling plan decide whether you use the room in August.
  • Floor: a gym needs a level, durable surface over a moisture barrier.

Office or studio today, bedroom later

An office with a closet and a window can end up described as a bedroom in a listing. Building codes treat sleeping rooms differently, especially for emergency exits, so if there is any chance someone will sleep there, design it as a bedroom from the start. Planning it once costs less than reworking it.

A sink works the same way. A wet bar or utility sink in a studio is common; a full kitchen turns the room into a dwelling unit and moves the project into the ADU rules.

Detached garages and backyard studios

Some Simi Valley lots have a detached garage at the end of the driveway that can become a studio without touching the house. If that building is converted to an ADU instead, state law lets it grow up to 150 square feet for ingress and egress (Gov. Code 66323(a)(1)(A), HCD ADU Handbook, March 2026). A studio that stays a studio follows the City's standards for accessory structures.

If the studio might become a rental cottage later, say so at the walk-through. Planning it as an ADU now can save a second round of permits.

Questions homeowners ask

Do I need a permit for a garage office if the garage door stays?

If you add insulation, drywall, wiring, heating or cooling to make it a room people use, the City of Simi Valley Building & Safety expects a permit. A desk in a garage that stays a garage is a different situation. Ask before you start.

Can I run a business from a garage office?

Home business use is a planning and business license question, separate from the building permit. The permit makes the room safe and legal; the City's planning rules decide what business activity can happen there.

Does a soundproofed studio need anything special on the permit?

Soundproofing is mostly mass and air sealing: denser walls, a solid door, sealed penetrations. It goes on the drawings like any other wall assembly. A sealed room needs fresh air, so ventilation is planned at the same time.

Can I convert half the garage and keep half for the car?

Often, yes. The new wall between the room and the remaining garage is drawn as part of the plans. If the converted half is an ADU in an attached garage, Simi Valley's partial-garage rule applies; it is explained on the permits page.
